CLOGGED PLUMBING EQUIPMENT and FIXTURES Policy

In accordance with Alder Springs Rules & Regulations (#13), clogged or malfunctioning plumbing equipment and fixtures (including but not limited to toilets, sinks, and drains) must be reported to the Alder Springs Maintenance and Repair Person (see below for name and number) who can inspect the problem and determine if the Alder Springs plumber (including the “on-call week-end plumber”) is needed.

Residents must not call the Alder Springs plumber or any other plumber directly nor ask another Resident or any other non qualified person to address the problem.

If the Alder Springs plumber determines that the clog or malfunction was caused by action of the Resident including but not limited to inappropriate operation and/or introduction of foreign matter by the Resident or a guest of the Resident, then the fee for the plumber service call and the associated costs of repair or replacement must be paid entirely by the Resident.

If the Alder Springs plumber determines that the clog or malfunction was caused by routine wear and tear or break down of normal functions), then Alder Springs will pay the cost of the service call and the associated costs of repair or replacement.
